Lease approval terms
1. Acceptance. Tenant(s) accept the unit, lease term, and rent terms above as the basis of the formal lease that will be signed prior to move-in.
2. Reservation Payment. The reservation payment secures the unit exclusively for Tenant(s) and is non-refundable if any Tenant withdraws after signing this acceptance.
3. Security Deposit. Held per applicable state law and returned after move-out absent damages beyond normal wear and tear.
4. Joint Liability. Where more than one Tenant is named on the lease, each Tenant is jointly and severally liable for all financial obligations under the lease.
5. Utilities. Tenant(s) agree to have all required utilities active in a Tenant's name by move-in and to provide confirmation numbers to MJN Rental Management upon setup.
6. Move-In Condition. A move-in inspection will be conducted with Tenant(s). Any pre-existing conditions must be documented at that time to avoid being charged at move-out.
7. Pets. If pets are listed above, Tenant(s) agree to the bi-weekly pet fee and pet deposit shown. Undisclosed pets are a violation of the lease.
8. Co-Signor. If a co-signor is listed, that party agrees to be jointly and severally liable for all financial obligations under the lease.
9. Final Lease. A formal lease document will be sent via SignNow once Tenant(s) have completed all onboarding steps. All adult Tenant(s) must sign and return that document before keys will be released.
10. Electronic Signature. Typing a Tenant's full name below constitutes a legally binding electronic signature under applicable e-signature laws and is equivalent to a handwritten signature.
11. Accuracy of Information. Tenant(s) confirm all information provided during the application process was accurate and complete. Material misrepresentation may result in revocation of this approval.

A note on additional fees: Any additional applicable fees will need to be paid prior to move-in. Depending on your lease, these may include the pet deposit, bi-weekly pet fee, first month's electric, gas, water/trash, and your security deposit.
