Who we are

What we collect

• When you contact us: your name, email, phone number, and whatever you choose to tell us.
• When you apply: the information on the application — identity and contact details, household members, income and employment, rental history, and any documents you upload.
• When you are a resident: lease, payment, maintenance, and communication records.
• When you pay: the account you select and a record of each payment. Full bank account numbers are held by our payment provider as tokens; we do not store them.
• Automatically on this site: standard web server log data, and cookies as described below.

How we use it

To evaluate applications, manage tenancies, collect and apply rent, respond to maintenance requests, meet our legal and tax obligations, prevent fraud, and keep accounts secure.

Who we share it with

• Payment providers, to move money you have authorized.
• Screening providers, to evaluate an application — where permitted by law and with the notices the law requires.
• Service providers who run our systems, including hosting, text-message delivery, and electronic signature, under contract and only to provide those services.
• Others when the law requires it, or where necessary to establish or defend legal claims.

We do not sell your personal information.

Text messages

If you use the resident portal, you sign in with your mobile number and we text you a 6-digit login code. Those texts are transactional login codes only — no marketing, promotions, or recurring blasts. Message frequency is a few codes when you sign in. Message and data rates may apply. Reply STOP to opt out, HELP for help, or START, YES, or UNSTOP to opt back in.

No mobile information will be shared with third parties/affiliates for marketing/promotional purposes. All the above categories exclude text messaging originator opt-in data and consent; this information will not be shared with any third parties.

Cookies

This site uses cookies necessary to operate it and to understand general traffic patterns. The resident portal sets a sign-in cookie on your device so you do not have to enter a code on every visit — about 30 days of use, and 90 days at most.

How long we keep it

As long as needed to manage your tenancy and to meet legal, tax, and recordkeeping obligations — including records of payments and payment authorizations we are required to retain. Application records for applicants who do not become residents are kept for the period fair housing and lending recordkeeping rules require, and then deleted.

Security

We limit access to the people who need it, and our payment provider holds account numbers as tokens rather than raw numbers. No system is perfectly secure, but we take reasonable steps to protect what we hold.

Your choices

You can ask us for a copy of the information we hold about you, ask us to correct it, or ask us to delete what we are not required to keep. Write to [email protected] and we will respond as applicable law requires.

Children

This site and the resident portal are intended for adults. We do not knowingly collect personal information from children under 13.

Changes

We may update this policy. The "last updated" date above shows when it last changed.
