What this site is

This site describes our properties and services and links to our resident portal at portal.mjnrentals.com. It is not an offer to rent, and it is not legal advice. Availability, pricing, and terms change. The lease you sign controls.

Applying and renting

Applications are submitted through our resident portal. Give true and complete information on an application. We may decline an application, or end portal access, if information is false or if we need to protect a home, a payment, or another person's information.

We do not discriminate on any basis protected by federal, state, or local fair housing law.

Paying rent

Residents can pay rent and other amounts owed through the resident portal. Payments are processed by a third-party payment provider. We do not store your full bank account number — our provider holds it as a token.

When you authorize a payment, you are authorizing a debit from the account you select, for the amount and on the date shown to you before you confirm. The amount of every payment is displayed before you confirm it.

Automatic payments

If you enroll in automatic rent payments, you authorize us to debit the account you select on the schedule shown to you when you enroll, and to continue doing so until you cancel.

You can cancel automatic payments at any time in the resident portal, or by contacting us at [email protected] or (319) 900-6005. Cancel at least 5 business days before a scheduled payment date for the cancellation to apply to that payment; a cancellation received later may not stop a payment already in process.

Cancelling automatic payments does not cancel rent that is owed. You remain responsible for paying it another way.

Returned payments and refunds

If a payment is returned unpaid by your bank, the amount remains owed, and any returned-payment fee permitted by your lease and by applicable law may be charged.

Rent payments are generally not refundable. Amounts you pay are applied to what you owe under your lease. If you believe you were charged in error, contact us at [email protected]. We will review it, correct any error, and return any overpayment to the account it came from.

Your portal account

You sign in to the resident portal with your mobile number. Keep your device reasonably secure while you are signed in, and tell us promptly if you think someone else has used your account. We may close a session or refuse access where we need to protect a home, a payment, or another person's information.

Text messages

Signing in to the portal sends a 6-digit login code by text. These are transactional login codes only — we do not send marketing texts. Reply STOP to opt out, HELP for help. See our Privacy Policy for the full description.

Your lease controls

Your lease and applicable law govern your tenancy, including rent, deposits, notices, maintenance, entry, and termination. Nothing on this site changes your lease. Where this page and your lease conflict, your lease controls.

Governing law

These terms are governed by the laws of the State of Indiana, without regard to its conflict-of-laws rules. Nothing here waives any right you have under the landlord-tenant law of the state where your home is located.

Changes

We may update these terms. The "last updated" date above shows when they last changed. Material changes affecting payments will also be communicated through the resident portal.
